Cherry Hill homeowners can claim up to $1,500 in property tax relief through the state's ANCHOR program, and the online application portal is now accepting filings at propertytaxreliefapp.nj.gov.
The portal went live by Thursday, Aug. 13, according to Patch. First payments under Gov. Mikie Sherrill's administration are expected to go out in September on a rolling basis, generally within 90 days of filing. The deadline to apply is Nov. 2.
Who needs to act
Most eligible residents will have their applications re-filed automatically by the state and will receive a confirmation letter in the mail. Two groups must file on their own:
- New applicants who have never received an ANCHOR benefit
- Residents 65 and older who collect Social Security disability benefits
Those residents can apply online or use the PAS-1 combined application, which lets seniors claim ANCHOR, Senior Freeze and Stay NJ benefits in a single form.

Benefit amounts match last year's:
- Homeowners: up to $1,500
- Senior homeowners: up to $1,750
- Renters: $450
- Senior renters: up to $700
All amounts depend on income. Homeowners must have had 2025 New Jersey gross income of $250,000 or less. Renters must have earned $150,000 or less.
How to apply
File early. Applicants need their 2025 property tax details, including their County/Municipality Code, Block/Lot/Qualifier and tax amounts, plus the gross income reported on their 2024 NJ-1040.
Online filers can choose between a paper check or direct deposit. Paper filers receive payment only by check.
Free help in Cherry Hill
The NJ Division of Taxation will hold a free, walk-in PAS-1 assistance session at the Carman Tilelli Center on Wednesday, Sept. 16, from 9 a.m. to 1 p.m. No registration is required, and any New Jersey resident may attend, according to the Cherry Hill Township website.
Eligibility basics
Homeowners must have owned and occupied a New Jersey home as their principal residence on Oct. 1, 2025, with the property subject to property taxes. Renters must have rented and occupied a residence as their principal residence on the same date, with their name on the lease and the rental property subject to local property taxes.
Residents can check their benefit status online at the state's ANCHOR program page. The Nov. 2 deadline applies to all filers, whether they use the online portal or a paper form.
