The vacant Investors Bank building at the entrance to Wexford Leas off Route 70 will be torn down and replaced with a 6,000-square-foot medical office building after the Cherry Hill Planning Board formalized its approval on Aug. 18.

The board voted to approve the site plan at its Aug. 3 hearing, then memorialized the decision in a resolution two weeks later, according to 70and73.com. The resolution includes two conditions: no more than nine doctors may work at the site, and the developer must maintain a rear buffer between the new building and neighboring homes.

The property at 1951 Route 70 East sits on 1.11 acres in the Limited Office zoning district, where a medical office is a permitted use. Developer 1951 Wexford Real Estate Holdings LLC purchased the land in March 2024 for $1.13 million from Citizens Bank, the successor to Sterling Bank, according to Camden County property records.

Built around 1975, the bank building has stood at the Wexford Drive entrance ever since. It housed Roma Bank before becoming an Investors Bank branch, and has sat empty since Investors closed.

The new building will accommodate up to two tenants, though neither has been announced, according to an earlier 70and73.com report on the application. Construction is planned in two phases.

Two Wexford Leas neighbors testified at the Aug. 3 hearing. Martha Stem of Wexford Drive raised concerns about traffic but said she supported the project. Martha Wright of Munn Lane asked about trash pickup and landscaping and also backed the plan.

A traffic statement submitted by John W. Kornick, president of K2 Consulting Engineers Inc. of Haddonfield, argued the medical office would generate less traffic than the former bank with its drive-through lanes. In the statement, reported by 70and73.com on July 24, Kornick wrote that the change in use "results in a measurable reduction in both weekday and weekend peak hour trip generation, as well as total daily traffic volumes."

The township's Aug. 18 agenda listed the resolution under application 25-P-0017. No construction start date has been announced.
