Cherry Hill's largest 55-plus community is on the market. Plaza Grande, the 507-unit rental complex at 700 Citation Lane between Routes 70 and 38, is listed for sale through JLL Capital Markets after a construction saga that stretched nearly two decades, according to a Philadelphia Inquirer report in March. No asking price has been disclosed.
The property was roughly 80 percent leased as of that March listing. As of March, one-bedroom apartments started at $2,200 per month and two-bedrooms at $2,800. For-sale condos in the broader community have historically listed in the low-to-mid $400,000s, though a 1,910-square-foot two-bedroom unit at 111 Citation Lane was listed at $560,000 in July and went pending in August, according to Zillow.
Inside the community
For Fred and Barbara Zucker, the numbers matter less than the daily routine. The retired couple spent 50 years in Delran before Barbara spotted a Plaza Grande open-house sign while shopping at Nordstrom Rack in Cherry Hill. They moved in March 2020, settling into a top-floor apartment with two bedrooms, two bathrooms, a den and a west-facing balcony overlooking a pond.
"My stuff was 50 years old, and it was time to go," Barbara Zucker told the Inquirer in a profile published Wednesday, Aug. 19.
They furnished the place at Raymour & Flanigan, starting with a dark gray velour couch. Barbara's kitchen features speckled granite countertops and an automatic ice maker she still marvels at after five decades without one. She bakes cakes and makes chicken soup for neighbors who need looking after. The couple recently traveled to Jamaica with friends from the complex, and Barbara described the community as feeling like summer camp.
The 18,500-square-foot clubhouse anchors the social life. Developer Billy Procida, CEO of Englewood Cliffs-based Procida Funding & Advisors, has called it the largest in South Jersey. Amenities include indoor and outdoor pools, tennis and pickleball courts, a golf simulator, sauna, massage rooms, a movie theater, billiards lounge, bocce courts, a dog park, walking trails and a 300-plus-seat banquet hall.
The location puts residents within walking distance of Wegmans, Trader Joe's and the Haddonfield Road restaurant corridor. Jefferson Cherry Hill Hospital and Penn Medicine Cherry Hill are minutes away.
A long road to completion
Plaza Grande is the final piece of the $1 billion redevelopment of the former Garden State Park horse racing track. Construction began in 2004 under Turnberry Homes, but the project stalled with roughly 250 units unfinished. Procida Funding & Advisors took control through a UCC foreclosure in 2023 and completed the remaining 283 units by summer 2025, according to NJBIZ.
Cherry Hill Township Council released the temporary certificate of occupancy bond for Phase 1B at its April 27 meeting, a municipal milestone confirming that construction phase was done.
What's next
Millstone Property Management took over day-to-day apartment operations on March 21. No buyer for the property has been publicly identified, and JLL senior director Samantha Kupersmith has described it only as "a unique deal" in "such a good location with a lot of scale."
