Cherry Hill homeowners and renters could receive up to $1,500 in property tax relief starting in mid-September, but those who haven't filed yet need to act before Nov. 2 or lose the money.
The New Jersey Division of Taxation mailed letters the week of Aug. 11 to more than 1.1 million homeowners and renters under 65 statewide confirming their automatic eligibility for ANCHOR benefits, according to WHYY. Division director Marita Sciarrotta said recipients who haven't changed their address, income or bank account don't need to do anything. Payments will arrive automatically.
As we reported Aug. 13, the state's online filing portal is now open for new applicants.
What you'll get
The payment amounts, unchanged since the program launched five years ago:
- Homeowners earning up to $150,000: $1,500
- Homeowners earning $150,000–$250,000: $1,000
- Renters earning up to $150,000: $450
- Renters 65 or older: $700 ($450 plus a $250 senior bonus)
One change from last year: the $250 bonus that homeowners 65 and older previously received has been discontinued because of the new Stay NJ program, which provides separate tax relief for senior homeowners.
When payments arrive
Sciarrotta said seniors 65 and older can expect payments in their mailboxes or bank accounts in mid-September.
"Folks under the age of 65, their payments will begin to be issued around Oct. 15," she told WHYY. "We print a lot of the checks ahead of time and then they're sent out on a rolling basis."
Who still needs to file
Not everyone can sit back and wait. Three groups must take action:
Information changes: Residents who need to update an address, income level or bank account must file a new application by Sept. 15 at propertytaxrelief.nj.gov.
New applicants: Cherry Hill homeowners and renters who have never received an ANCHOR payment must complete an ANC-1 form by Nov. 2 at propertytaxreliefapp.nj.gov.
Seniors and disability recipients: Homeowners 65 and older, and those collecting Social Security Disability or Railroad Retirement Disability benefits, must file a PAS-1 by Nov. 2, even if they filed last year. The PAS-1 combines eligibility for ANCHOR, Senior Freeze and Stay NJ.
Eligibility is based on where a resident lived on Oct. 1, 2025.
Local help available
The Division of Taxation will hold a walk-in help session at Cherry Hill's Carman Tilelli Center on Wednesday, Sept. 16, from 9 a.m. to 1 p.m., according to the township's ANCHOR information page. No registration is required.
