Cherry Hill's Zoning Board of Adjustment meets remotely Thursday, Sept. 3, at 7:30 p.m. The board will hear signage variance requests for the Dick's House of Sport store under construction at Cherry Hill Mall.
The new hearing is the board's first scheduled look at how the 120,000-square-foot, two-story sporting goods store will be identified on the mall's exterior. Cherry Hill Center, LLC filed the application, seeking a site plan waiver with bulk sign variances to install facade signage on the building. The applicant also wants tenant panels on existing freestanding multi-tenant signs and a separate "Cherry Hill Mall" facade sign, according to the township's meeting agenda.
The store, at 2000 Route 38, was approved under a prior application filed by PREIT Services, LLC. Construction has moved quickly. 42Freeway reported in July that the building was largely enclosed, with the roof and rooftop HVAC equipment installed and much of the exterior facade completed. The store will connect directly to the JCPenney wing, giving shoppers access from both the upper and lower mall levels. The mall expects the store to open later in 2026, though no official date has been set, the outlet reported.
The project required demolition of the former office tower on the site.
Route 70 hotel extensions return
The board is also scheduled to act on one-year extension requests for two Route 70 West development projects stalled by state permitting delays.
KM Hotels, LLC is seeking to extend approvals for two hotels, one with 131 rooms and one with 120 rooms, plus a 4,136-square-foot retail pad at 2342 and 2348 Route 70 West. The requested extension would run retroactively from May 19, 2026, through May 19, 2027. The applicant cites delays in obtaining approvals from the New Jersey Department of Environmental Protection (NJDEP) and the New Jersey Department of Transportation (NJDOT).
Route 70 West, LLC is making the same ask for its plan to redevelop an existing car wash and build a 2,474-square-foot drive-through coffee shop at 2352 Route 70 West. That extension would run retroactively from June 17, 2026, through June 17, 2027.
Both properties sit within Redevelopment Area 5, the Western Gateway Phase II Overlay along Route 70 West.
These are not new requests. The board memorialized identical one-year extensions for both projects at its April 16 meeting, covering the periods ending in May and June 2026. The applications appeared again as agenda items on Aug. 20 and are now listed under resolutions on the Sept. 3 agenda. Approved minutes from the Aug. 20 meeting have not yet been posted, so it is unclear whether the board voted that night or will take final action Sept. 3.
The Sept. 3 agenda also includes a resolution for a pool and patio variance sought by Jessica Azad and Jonathan Appel at 22 Partridge Lane. Remote meeting access details are available on the township's agenda.
