A 510-square-foot 7 Brew drive-through coffee shop on Route 38 will get its first full hearing before Cherry Hill's Planning Board on Monday, Oct. 5, after two postponements.

The same meeting will include a resolution vote on the amended site plan for a Subaru of Cherry Hill dealership at 2235 Route 70 West, with 67,035 square feet of total building area, according to the Oct. 5 agenda posted by the township.

The board's caucus begins at 7 p.m., with the public meeting starting at 7:30 p.m. The session will be held remotely via Zoom, with access details available on the township's Planning Board webpage.

7 Brew: third time on the docket

The 7 Brew application, filed by G7B II, LLC, seeks preliminary and final major site plan approval to demolish a former medical products store at 800 Route 38 and build the small drive-through shop with a 260-square-foot refrigerated storage cooler connected by a canopy. The plan calls for two drive-through lanes plus a bypass lane. No dine-in seating is proposed.

The applicant also needs bulk variances for the canopy and signage.

The application first appeared on the Aug. 18 agenda, was carried to Sept. 8, then adjourned again to Oct. 5. As we reported Sept. 24, 7 Brew confirmed the Cherry Hill location as one of several South Jersey stores in its pipeline. The chain operates more than 500 locations across 39 states, according to 42Freeway.

Subaru: resolution expected after Sept. 8 hearing

The Subaru application appears under the "Resolutions" section of the Oct. 5 agenda, not as a new hearing item. That placement indicates the board reached a decision during its Sept. 8 hearing and will formally memorialize the resolution Oct. 5. The specific outcome of that vote has not been made public; meeting minutes from the Sept. 8 session have not yet been posted.

As we reported Sept. 9, the board heard testimony on the amended site plan at its Sept. 8 meeting. The project would bring a new dealership to a roughly 14-acre vacant site that once housed Subaru of America's corporate headquarters, demolished in 2019.

The amended plan shifts the building closer to Route 70 to comply with New Jersey Department of Environmental Protection (NJDEP) flood hazard regulations adopted in July 2023, tied to riparian buffers near the Cooper River. That redesign reduced impervious surface coverage by about 20,000 square feet. The applicant estimated the changes would cut project costs by roughly $2 million, according to 42Freeway.

The dealership would relocate Subaru of Cherry Hill from 1800 Route 70 westbound to the eastbound side. The building has a 64,035-square-foot footprint, including a showroom and service center. The developer's application calls for about 80 employees.

The board, chaired by Sam Kates, granted Subaru a second one-year extension of its original 2023 approvals in June 2026, pushing the deadline to Aug. 8, 2027.
